Household tips
- leave a spare key with a neighbour or call a Board member for access to your unit;
- locate your fuse/breaker box; it is normally in the storage closet. Check there if you have lost power in one of your rooms;
- locate the shut off valves for your kitchen and bathroom sinks and toilet;
- make sure that you have a toilet plunger;
- make sure that you have a fire extinguisher in working condition.
Internal co-op mail (apartment residents)
Every apartment has its own co-op mail slot in the front lobby. Please check your co-op mail slot frequently. There is also a slot there for mail that is mis-addressed, etc.
Other co-op communications
The Chronicle, the co-op newsletter, is published every month. The Chronicle is posted in your internal co-op mail slot (apartment residents) or in your mail-box (townhouse residents).
Non-emergency maintenance
If you require non-emergency maintenance work, get a work order form from the mail slot in the lobby. Fill it out and leave it in one of the office mail boxes.
Garbage
Townhouse Residents
Put garbage out at the curb every Wednesday by 7 a.m. for City pickup. If you have bulky items for disposal (for example, old furniture) you must call the City at 416-338-2010 to arrange for a pickup from your curbside.
Put your papers, bottles, cans, etc. at the curb on re-cycling Wednesday before 7:00 a.m. for pick-up by the City. The garbage and recycling collections are on alternate Wednesdays.
Green bins are for compostables. Green bins are collected every week. Town home garbage, recycling, compostable and yard collection schedule i.e. ‘curbside collection schedule’ can be downloaded from toronto.ca/recycle.
Apartment Residents
Place your garbage in small (supermarket size) plastic bags and put it down the garbage chutes at the east end of the third and fourth floors. Double bag if necessary to keep from breaking. Chute room hours are 7:00 a.m. to 10:00 p.m. Never leave garbage (or any other objects) on the exterior walkways or inside the garbage chute.
Large/bulk items should be placed in neat condition in front of in front of the roll-up garbage room door at the ground level east end of the building.
Place your papers, bottles, cans, etc. in the recycling bins located in front of the garbage room at the ground level east end of the building. Fold or flatten all cardboard boxes before placing them in the bin. Compostables go in the green bin located next to the recyclables
Toxic materials
Solid Waste and Household Hazardous Waste can be dropped at the Solid Waste Drop-off Depot at 400 Commissioners St. Please check www.toronto.ca/recycle to findout hours of operation, what is accepted.
Additional Garbage/Recycling tips for all residents
Bins for batteries and light bulbs are in the committee room.
Place other items in front of the roll-up door at the ground level east end of building. Staff will arrange for pickup by the City.
Information about the Co-op Building
Laundry
The laundry room is located on the second floor and can be entered using your Medeco key; that is, the key with the black plastic handle. This key also opens the washroom beside the laundry room.
Washing machine: $1.00 per cycle.
Dryer: $1.00 cents per cycle. Cycle lasts about 55 minutes.
Don’t forget to clean the lint trap on the dryer. Please leave the room in good condition.
Library
Members donate unwanted books and magazines to the library for other members to borrow. The Friends of the Library Committee maintains the library.
Parking
Paid car parking is available in the underground garage. Please contact the co-op office for availability.
The monthly fee for parking is $65 for a co-op member.
Vistor Parking (temporary)
This is on a first come basis. Complete the temporary permit available in the garage and affix it to your windshield.
Street parking pass
Call City Hall Permit Parking: 416-392-7876. Generally, parking permits are only available if there is no space available in the garage and you must provide a letter from co-op management stating that there is no garage parking. If there is garage parking available but you need street parking, you may be required to pay a higher monthly fee. Female members may request street parking for personal security reasons by contacting the Senior By-Law Officer for Parking Permits.
Bicycle storage
Bicycles can be stored in the bike stand in the garage at your own risk. Please register your bike(s) with the office.
Cable
Cable service included in housing charge
Rogers Cable (Ultimate) and a digital box are included in your housing charge. (You must contact Rogers directly at 1-888-764-3771 for installation of the digital box.)
Contact Rogers directly if you wish to receive more services, for example, digital channels. You will be billed directly for such services.
Non-member staying in unit
Any person 16 years or older (including family) staying in your unit who is not a co-op member is a guest. You must get approval from the board of directors to have a guest stay in your unit for more than three months. This approval must be renewed at regular intervals.
Security
For the safety of all members, please do not let strangers in the front door. If they are visitors, they can contact the members they are visiting by using the intercom. Also, please don’t let strangers into the garage. You can view the front door and parking garage from your unit by tuning your TV to channel 988.
Enterphone front door intercom system (apartment residents)
When your guest dials the code for your unit from the front vestibule, you will hear two short rings on your phone. Answer the phone and let your guest in by pressing #6.
If you are already talking on the phone when your guest dials you, you will hear steady beeps. Press #3 to put your call on hold, identify the guest and press #6 to let them enter. Go back to your call by pressing #3.
Fire Safety
After move-in: Locate the fire alarm (pull station) closest to you. Townhouse residents have pull stations at their front door.
In case of a fire: The building’s alarm station is not monitored. Residents must phone 911 to report any fire.
If you have or see a fire, go to the nearest fire alarm (pull station) and pull the alarm. Leave the co-op by the nearest exit: apartment residents take a stairway exit to the street; townhouse residents take the safest exit door or window. Go to a safe place and call 911.
Apartment residents: Do not use the elevator. You should go to the front door and tell the fire fighters the location of the fire.
Fire System Testing
The fire bells are tested on the last Wednesday of every month. The bells only ring for a few minutes and are then silenced.
Hydro & Energy Charges
Energy for electric heating and air conditioning (charged to your hydro bill)
Both heating and air conditioning are controlled by the same Mitsubishi Electric control system. An information sheet on use and maintenance of the heat pump and air conditioning system is available from the office.
Baseboard heaters should be used as a secondary source of heat. You turn them off and on by using the round control on the baseboard heaters.
Household Insurance
It is strongly recommended that you obtain household insurance for your possessions. The Co-operators Insurance Company, in partnership with the Co-operative Housing Federation of Canada, offers MemberGuard and AutoGuard insurance for co-op members only. Please see the manager for more information.
Monthly Housing Charges
Payment can be made by cheque or money-order. Cash is not accepted.
Any payment received after 11:00 a.m. on the first banking day of the month will be considered late and a $10 late fee will be charged. Post-dated cheques are appreciated.
Cheques can be left in the mail-box in the interior door of the office or in the exterior mail-box to the east of the office exterior door.
